Real estate has long been the playground of the rich, and the super-wealthy perpetuate their fortunes by investing in assets the average investor has no practical access to. 1. Cash Requirements
Firstly, the cash required for these profitable projects are quite large. Most cannot afford the multi-million dollar down payments required to secure apartment buildings.

2. Lending Requirements
The largest investor in your multifamily project is the lender. In many cases, they are putting down 70-75% of the purchase price. And they certainly do not want to risk putting this amount of money down with someone who does not have multifamily experience. Additionally, lenders can require personal assets equal to the balance of the loan.

3. Commercial Brokers:
Many of us have been involved with the home buying/selling process. Unlike residential realtors, commercial brokers are not required to present all of their offers to the seller – hint...they don’t! They tend to work with a small pool of experienced buyers who they know will be able to close deals.
